Property Renders

Beyond Photo-Realism

It goes without saying that a fundamental objective of a property render is to present the property in the best possible light. However, recent advances in software technology have resulted in a greater percentage of renders being closer to what we might consider 'realistic' (from a photographic perspective), but it doesn't mean they're great. Or even good for that matter.
Without a doubt, advances in software have improved photorealism in recent years. However, these advances are helping many lacklustre developments look better than they should, and as a consequence, superior developments aren't standing out as they should. And that's where art direction, and employing the right visualisation partner plays a key role.
The true art lies in selling the dream — capturing atmosphere and portraying a sense of style, along with crafting a suite of renders that communicates the most unique and compelling aspects of the property. Quality art direction demands a good eye — it's a mix of creativity, technical competence and experience. Often it's achieved as a collective — architect and interior designer, creative agency and visualisation partner all working in tandem.

The Right Partner

The right visualisation partner can draw on experience — ensuring that renders accurately represent the property and align with the expectations and preferences of potential buyers. From furniture and styling to lighting and atmosphere, each aspect should be tailored to suit the target audience. For example, renders aimed at first-time home buyers should emphasise attainable luxury rather than showcasing unaffordable, high-end furniture.
On the flip side, homes that are architectural masterpieces in their own right demand a higher level of consideration across furniture and styling, often with custom modelling required. Effective customisation of renders can also enhance the brand identity by creating a look that is consistent with the broader campaign creative.

Above all, the upfront task of selecting the right partner to develop renders can significantly impact project outcomes, as does Creative Direction. The process should therefore be thorough and considered, ensuring effectiveness and value for money. A skilled render partner also understands the delicate balance between realism and artistic flair, ensuring that the final product is not just a visual representation but a piece of art that speaks to the potential of the development.
