WarehouseOffices ('WhO') is a brand new collection of warehouse offices in Melbourne’s West. Located on Ballarat Road and with immediate access to the Western Ring Road, the project is the gateway to the West — combining exposure and connectivity in a way that’s increasingly hard to find.
The product is deliberately straightforward — flexible, well-proportioned spaces with a range of mezzanine options that allow each tenancy to adapt over time. Workshop, showroom, studio or storage — it’s built to accommodate real use, not a fixed idea. Much of the existing warehouse stock in Melbourne's West doesn’t meet today’s businesses' needs — outdated, overly utilitarian and rarely designed with end users in mind. So WarehouseOffices takes a different approach. Cleaner. Smarter. More considered. A product that reflects how modern businesses actually operate — and where the market is heading.
Rather than devising an abstract name, we stayed deliberately close to the language of the category. Whether it be 'industrial warehouses', 'office warehouses' or 'warehouse offices', it's a common language for buyers and sales agents alike — familiar, widely used and instantly understood whether in conversation, online search or on-site signage.
But we knew using 'warehouse offices' as-is would also be too generic. By retaining the key letters of Warehouse Offices (WhO) we also retain the effectiveness of a simple idea, but with a twist — one that turns everyday language into a brand asset. It feels recognisable from the outset, entirely ownable and highly flexible in campaign headlines. It's a name that does multiple jobs at once — grounding the project in the language people already understand, while giving it the cut-through most developments lack.
The brand identity was intentionally pared back — a direct response to the expectations of the audience. In this space, buyers are typically pragmatic and over-designed brands often feel out of touch. They’re not looking for a highly stylised brand or unnecessary embellishment. They’re looking for clarity, confidence and a product that feels considered without being over-designed. So the approach was simple.
A predominantly black and white palette creates a sense of restraint and control, allowing the core messaging and product to take precedence. Typography does the heavy lifting — bold, structured and highly legible, reinforcing the straightforward nature of the offer. A single accent colour is introduced sparingly, adding moments of energy and distinction without overwhelming the system. The result is a brand that feels grounded and purposeful. Nothing excessive, nothing decorative — just a clear, confident identity that aligns with how buyers think, and how they make decisions.
The strength of 'WhO' wasn’t just in the name itself, but in what it enabled. From the outset, it was conceived as a flexible communication campaign system. An approach that could be adapted, repeated and built upon across every touchpoint. "WhO is coming soon?" “WhO knows how to build a great warehouse!" "WhO can help you move!" and “Join WhO!” Each variation is direct, conversational and easy to understand, while reinforcing the brand at every turn. It creates a natural rhythm across headlines and messaging — something that feels considered, without ever feeling forced.
Importantly, it allows the campaign to speak to a broad and varied audience. From trades and makers to e-commerce and creative businesses, the platform flexes to suit different users without losing consistency. In a category where pragmatism and direct communication are imperative, the WhO name becomes an active part of the campaign.


In the industrial sector, renders are often treated as a formality — technically accurate, but lacking any real sense of life or use. We took a more deliberate approach. Rather than presenting empty, sterile spaces, the focus was on occupation. Introducing cues of real business use — equipment, fit-outs, movement — to help buyers visualise how the spaces would actually function day to day. At the same time, restraint was critical. Over-styling or over-populating the scenes risks diluting the product itself, so each element was carefully considered to strike the right balance between realism and clarity. The intent was simple — to bridge the gap between warehouse and workplace. To show not just the physical space, but the potential within it.
The result is a series of renders that feel grounded and believable. Not idealised, not generic — but aligned with the way these spaces will genuinely be used.
The campaign was designed to be simple, direct and highly visible — and the response reflected that. Stage 1, comprising 14 warehouses, sold out within eight days of launch. A clear indication that the positioning, product and messaging were aligned from the outset. On-site hoarding played a critical role, generating a significant volume of enquiry early in the campaign. Its clarity and immediacy ensured the project stood out in a highly functional, often overlooked environment.
The website extended this experience, translating the campaign into a digital format that was equally straightforward and easy to navigate. Feedback from both agents and buyers was consistently positive, with the platform effectively supporting enquiry and conversion. Together, each element worked as intended — not as standalone pieces, but as a cohesive system driving momentum from first impression through to sale.
